Elm Thicket developer faces potential half-million dollar loss due to Dallas City Hall error


The city of Dallas recently made a mistake by approving 19 building permits in violation of the Elm Thicket neighborhood’s zoning restrictions. This has caused frustration among homeowners and potential financial setbacks for developers. Among those affected is developer Akber Meghani, who had received a permit for a duplex that is now facing a stop work order. The construction had already begun, costing $500,000, and was expected to sell for between $850,000-$950,000 per unit. The Elm Thicket neighborhood has a long history, with residents fighting for zoning changes to protect the quality of life in the area. This has raised concerns about the character of the historic neighborhood, with some fearing that new developments will force out Black and brown residents.

Meghani is appealing the city’s order to stop work and is set to have a hearing before the board of adjustment. The situation has highlighted the importance of clear communication between the city and developers to avoid such mistakes in the future.
