In a post-COVID era, Texas has seen a significant influx of Gen Z movers, according to a recent analysis by housing platform Zillow. The analysis, which used data from the U.S. Census Bureau’s 2022 American Community Survey, found that Texas gained the most Gen Z residents year-over-year, with a net gain of over 76,000 new residents. This trend is attributed to job opportunities, affordability, and new housing developments in the state.
California and Florida followed Texas in attracting Gen Z movers, with nearly 44,000 and just over 41,000 new residents, respectively. The analysis also revealed that California experienced the highest outbound migration among all out-of-state movers but welcomed the second-most Gen Z residents in 2022.
The data from Zillow also showed that Gen Z adults are more likely to rent in states like California, Washington, Colorado, and Virginia, where rental prices are relatively high. States like Michigan, Maryland, and Idaho had the lowest Gen Z net migration, with Michigan being the only state with a negative trend.
As Gen Z individuals age, they may prioritize states where they can afford to settle down, start families, and eventually retire. Zillow’s report excluded individuals who reported attending school or university in the past three months to avoid capturing temporary moves related to college. The analysis highlights the shifting preferences of younger generations and the implications for housing markets across the country.
